The NSO Project Manager will oversee execution of specific new store opening projects from initiation to completion. The right person for this role will be a high performing collaborator, someone capable of managing complex projects simultaneously and a person who can ensure accountability of cross-functional teams (including external contractors and vendors). The NSO PM should be a highly organized problem-solver with extensive construction project management experience and who is confident working in a high-growth company.
RESPONSIBILITIES:
- Manage and support all aspects of a new store opening project including Design & Planning, Pre-Construction, Construction Execution, Contract Administration, Location Start-up, Project Closeout and Operations Turnover.
- Create and manage project plans aligned with company and industry best practices including management of tasks, deliverables, resource assignments, milestones and schedules.
- Coordinate project activities across all teams, both internal and external, including architects, general contractors and other internal/external stakeholders to ensure adherence to project timelines.
- Schedule and facilitate Project Review Meetings; assemble the required exhibits and monthly review packages.
- Maintain and update the Owner Decision Log for all projects including: SD, DD, CD, Permit Drawings, addendum and supplemental design documents, creative/branding decks and other work products.
- Assist with tracking and distribution of RFPs, RFIs, and RFQ to design and construction professionals. Track all construction agreements to completion, ensuring all contracts are signed prior to commencement.
- Maintain, monitor, and track all other construction and contract administration documentation including: Lien Releases, Payment Applications, Owner Buyout Logs, Building Permits, Change Order Logs, Owner Furnished Items, Punch Lists, etc.
- Manage all aspects of the Systems Startup and Closeout phase including System Startup & Validation Reports, Final Acceptance Documentation, and Special Permits/Licenses.
- Facilitate the efficient handover of the new location to Field Operations and Facilities teams while providing support during the transition process.
- Assist in creating a standard of continuous process improvement for the team and department. Keep the flow of information open, honest and transparent while ensuring adherence to best practices and procedures.
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:
- Must have a 4-year bachelor’s degree in engineering, architecture, construction management, business, or other relevant field of study.
- A minimum of 3 years of construction project management experience required. Food & Beverage, Hospitality, Entertainment experience is strongly preferred.
- A Project Management Certification (e.g PMI) is preferred.
- Experience coordinating internal and external stakeholders, partners and team members with excellence in planning and tactical thinking.
- Must have extensive experience with Project Management tools such as Monday.com, Asana, Procore/Prolog, MicroSoft Project, etc.
- Proficient in MS Word, Excel, and other collaboration tools.
- Effective verbal and written communication skills and the ability to present information clearly and professionally to different audiences.
- Must have the ability to manage multiple assignments and projects in a fast-paced environment and effectively resolve conflicting priorities
- Demonstrates good judgment and uncompromising integrity; comfortable navigating ambiguous and changing situations.
