Position: Assistant Facilities Technician
In this role, you will assist chief engineer as needed, assist building manager as needed. The duties listed below do not encompass all aspects of job duties, requirements. Prioritizing duties will depend on the events of the day. Hours are M-F 8am-4:30pm. Requires 1-3 years of related experience.
- Be prepared for minor repairs when performing walkthrough duties and take notes to follow up with any issues not addressed on walkthrough and share with chief engineer
- Assist with setting up Amenity Space conferencing center and café per function
DAILY DUTES
- Complete work orders when they come in
- After moderate to heavy rains, walk spaces and markup floor plan showing location of leaks along perimeter
INTERIOR - MORNING
- Walk all common areas, bathrooms, and stairwells to check for lights out, stained ceiling tiles and cut any visible loose carpet threads anywhere seen, note falling wallpaper
- Knock on doors and announce yourself before entering bathrooms
- All restrooms including fitness center - run water in sinks and flush toilets/urinals make sure they are running properly
- Note all discrepancies that need to be addressed, i.e., lights out, leaking toilet, sink, wallpaper gluing etc., to be addressed and corrected. If needed, discuss with Chief Engineer on correcting the issue
INTERIOR - MID-MORNING
Walk all vacant spaces for lights out (replace as needed), stained ceiling tiles (replace as needed), and listen for any unusual noises coming from the ceiling (HVAC/WATER), check for leaks including perimeter walls/window lines and sprinkler line leaks
EXTERIOR
- Check pond every day and remove debris with skimmer
- Walk entire property and note any lighting issues to be addressed,
- note any landscaping/tree issues/graffiti, etc., and inform building manager
- Walk garage and check lights out – replace as needed
- Drain sprinkler drip legs on Level 1 in the garage
- Run/Test sump pumps and blow down air compressor
WEEKLY DUTIES
- Run water in all empty suites. If water is turned off in unit add water to the drains to prevent sewage smell.
- Also check dishwashers and run disposals
- Ok to dump ice from icemakers into disposal and run (this is only in vacant spaces) and wipe down sinks with paper towels from drawer
- Run water in fitness center showers and sinks
- Remove trash from all mechanical rooms on Fridays
- Run garage exhaust fans on level 1, 2 and 3 (at least 4 hours)
MONTHLY DUTIES
- Add drain cleaner to gym showers (half a bottle for each men’s and women’s shower stalls) in the am, flush drains in the afternoon
- Check and initial cards on all fire extinguishers inside building (common areas, mechanical rooms, and mgmt office) and inside garage
- Perform bathroom inspections, using checklist, note issues to be addressed or make repairs, if possible, at time of inspection. The completed report is delivered to management at the end of the month for review.
- Review lighting inventory for monthly order, update order and give to chief engineer
