Position Description
Project Manager oversees every phase of a large loss mitigation and construction project, from the initial planning to its completion. They monitor and inspect tasks required on commercial and residential construction restoration including work scoping, schedule preparation, mitigation, demolition, construction, subcontractor selection/management and preparation of documentation (notes, photos, contract paperwork and job scoping) according to company and insurance policies procedures and compliance. The project manager interfaces with insurance companies and adjusters.
Project Managers define the project scope and assist the Estimator in the creation of project estimates. The project manager has a thorough understanding of the mitigation and construction processes and building materials that have been affected by wind, water, fire, smoke and other property damage causes.
Roles and Responsibilities
- Conduct the initial Damage Assessment walkthrough with client and conduct or attend meetings with clients, adjusters, consultants and necessary representatives as needed.
- Develop SRM Contract and Scope of Work (Loss) or proposal for client and insurance company/adjuster and obtain authorization signatures prior to work starting
- Explain mitigation and restoration process and steps required to resolve a customer’s loss
- Complete Job Hazard Analysis (JHA) and distribute it to crews.
- Ensures supervisors fill out Field Risk Assessment (FRA) and inform crews of potential hazards
- Responsible for on-site safety procedures and PPE usage
- Ensure compliance to all local, state or federal permitting, inspections, compliance and laws.
- Develop progress maps (sketch or plans)
- Create and maintain project schedule and milestones. Including identification of material lead times
- Determine and acquire crew personnel, material and equipment per project scope. Ensure all rental equipment is returned at the end of the job.
- Obtain subcontractor bids, certificate of insurance, subcontractor agreement and approve invoices
- Supervise and monitor the work of subcontractors to ensure accuracy and completion of work
- Ensure that all required training is conducted and logged before starting the project: Site Safety, HazCom, Right to Know, and Confined Space
- Monitor and maintain the project budget
- Responsible for creating Change Orders and obtain customer signature prior to starting work
- Document loss with clear and descriptive job notes and photos and upload into operating system/software
- Inspect projects daily to ensure quality control and to monitor progress to keep each job on schedule including documentation creation and accuracy.
- Generate daily Project Management Report (PMR)
- Obtain client signature of project completion (Statement of Satisfaction Form)
- Resolve customer service issues and construction problems during the project to maintain customer satisfaction.
Skill Requirements
- College degree preferred in construction management or equivalent experience
- Strong knowledge of insurance restoration working with insurance companies and adjusters.
- Extensive experience in the construction industry
- Established track record in leading teams and subcontractor management
- Valid Driver's License and satisfactory driving record
- Able to work independently or work with/lead a team
- Strong verbal and written and communication skills
- Strong problem solving and customer service skills
- Must be able to prioritize activities and meet deadlines
- Work to a schedule
- Must be able to travel on an on call (24/7) basis up to 200 days a year
- Must be able to work long hours as required
